The Progress Rental Process

Let’s walk through the rental process and make sure you know what to expect when renting a home with Progress Residential®.

Apply Online

You've searched our site and found your perfect rental home. The next step is to apply. Before applying, we recommend you take some time to review our Frequently Asked Questions and Future Resident Guide where we detail our rental criteria and other helpful information about renting a home with us.

When you're ready, simply click the "Apply" button on the page of the house you're interested in applying for. For a step-by-step guide of our lease application process, please click here. Once you've submitted a complete application, you should receive a decision within 24 hours.

Discuss The Details

Once your application has been approved, you’ll need to talk through all the details of your application and lease. Your Application Coordinator and Leasing Specialist will chat with you about pets, utilities, the holding fee, security deposit, and move-in dates.

At Progress Residential, we do not have breed restrictions for dogs, we manage most utilities for most of our residents, and we remove the home from the market as soon as you apply to prevent anyone else from applying to rent it. Sign Your Lease

Once you've been approved and you've chatted with our team members, you'll receive a Lease Agreement which you'll need to sign and return. Please be sure to read the entire lease and make sure you understand the terms and fees prior to signing. Pay close to attention to the following:

  1. Your lease dates (make sure they’re accurate)
  2. Cancellation periods and requirements
  3. Resident responsibilities
  4. Rent due date and date when late payment penalties are incurred
  5. Your payment options and how to make payments each month (text-to-pay, auto-pay, cash, etc.)
  6. Home care standards (including what condition the home needs to be in prior to move out)

Move-in Inspection and Accept Keys

You've signed your lease and you're ready to move into your new home. One of our Resident Relations Specialists will meet you at the home to walk through it with you. The Resident Relations Specialists will point out the features and important items in your home like thermostat, fuse box, irrigation controls, emergency shut off valves, and more. This is also a time to look over the home and note any issues or existing conditions that should be corrected. Once the walk-in inspection is completed, you’ll receive the keys.

Settle In

You've received the keys and moved in. The boxes are unpacked and everything’s in its new place. But before you completely relax, there are just a couple more things to take care of. You'll receive additional information on all this from us as well.

Renter’s Insurance
Because we want you and your belongings to be protected, we ask our residents to carry renter’s personal property insurance with a minimum of $100,000 of liability insurance coverage. Progress Residential® must be listed as an “additional interest” and all residents must be included on the policy. Residents who choose not to carry renter's insurance will be charged a monthly exemption fee of $9.95, but please note: the exemption fee does not provide any insurance coverage. Setup Utilities
When you move in, utilities will already be on and in the name of Progress Residential®. You’ll be required to move electricity (and any bundled utilities) to your name after you move in. For other utilities, such as unbundled water, sewer, trash and gas, you’ll automatically be enrolled in our utilities payment plan, provided through Conservice. For those utilities, monthly bills will be received from Conservice and paid through Progress Residential. Conservice requires a monthly service fee of $9.99 and a one-time account enrollment fee of $25.00.  (Residents in North Carolina will be required to move all utilities to their name and will not be enrolled in the Conservice program.)

Get to know your HOA
Many Progress Residential® homes are located in communities that are part of Homeowners Associations (HOAs), and one of the best perks that comes from living in a master-planned community is the amenities! Spend some time reviewing the HOA Covenants, Conditions, and Restrictions (CCRs) so you understand the guidelines for your community.
