Your guide to leasing fees with Progress Residential

Application Fee

There is a non-refundable $55 application fee for each person 18 years of age and older.

Security Deposit

Due within 24 hours of an approved application or 7 days prior to your move-in date (applies to Coming Soon homes) and ranges from 1 to 1.5x months' rent.

 

Lease Admin Fee

A one-time $125 administrative fee covers the cost of preparing your lease.

Fee Details

$55 Application Fee  

There is a non-refundable $55 application fee for each person 18 years of age or older applying to rent a Progress Residential home. Each Progress Residential home requires its own application process and this fee is incurred per person with each application. This fee covers the cost of background checks, time spent reviewing the application, and any other expenses involved with the application process. It is non-refundable because expenses occur regardless of an application’s outcome. Some Progress Residential homes are located in communities with Home Owners’ Associations (HOAs) which may require application screening. In these cases, the HOA may charge the applicant an additional fee.

 

$500 Holding Fee

For all “coming soon” homes, a $500 non-refundable holding fee must be paid within 24 hours of receiving pre-qualification from Progress Residential, along with signing a holding fee agreement.   This fee reserves the home for you while it is prepared for move-in. This fee will be applied to your first month’s rent if you enter into a lease for the home.

 

Lease Application Extension Fee

A $250 non-refundable fee is charged to applicants who wish to extend the holding period for “coming soon” homes beyond the original twelve days. A maximum extension of up to 7 additional days can be granted before move-in.  

 

Security Deposit

A security deposit of one to one and one-half month’s rent (depending upon your application screening results ) will be due within 24 hours of your approved application. For Coming Soon homes, the security deposit will be due 7 days prior to your move-in date.  Your security deposit will be applied toward any unpaid rent and/or damages, wear and tear excepted, at move-out and any amounts not applied will be returned following the expiration of your lease. Security deposit alternatives are offered in Atlanta, GA and Columbus, OH. 

 

$125 Lease Administration Fee

We charge an administrative fee of $125 to cover lease preparations. This is due with your move-in funds.

 


Utility Management  

We partner with Conservice, a utility management company, to combine utility charges into one simple monthly bill. You are still responsible for paying for the utilities you use each month. 

 

There is a one-time $30 utility set up fee and an $9.99 monthly utility service provider fee, neither of which apply in Nevada or Colorado. In North Carolina, a $.75 monthly trash fee is charged in addition to the monthly utility service provider fee and in Indiana, a $4.00 and $4.99 water administrative fee is charged instead of the monthly utility service provider fee. 

 

In addition, utilities provided by the local government where your home is located may also be charged to your account.  

 

The utilities you may be charged for are electric, water, stormwater, sewer, gas, propane, trash, irrigation, flood control and water conservation.  

 

If you fail to establish any required utility accounts in your name you will be charged a Utility Default Fee of $50 each month for each utility that isn't in your name.

 

 

If your home has any of the following features you will be charged the fees noted below:

 

Smart Home Technology  

$19.99 to $30.00/month for smart home technology such as thermostats, locks, and motion sensors, all controllable via a mobile app.  

 

Solar Technology

$69.99 to $119.99/month, depending on the size of the rooftop solar system for natural energy, which may lower your monthly electric bill.

 

Pool Service

$175/month for pool maintenance.

 

Landscaping 

$35 to $120/month for landscaping maintenance.

 

Septic Service

$39.60/month for septic service and maintenance.

 

Homes in Colorado

For homes located in Colorado, Total Monthly Rent reflects all features and services that come with your home. No additional fees will be charged beyond usage-based utilities or optional choices like pet rent. 

 

Certificate of Occupancy Fees

In St. Louis, there is a requirement that all rental homes obtain a Certificate of Occupancy permit. If the home is located in the unincorporated area of St. Louis County, we will pay for the Certificate of Occupancy permit and bill you the permit cost of $45. This amount will be payable after move-in with the next month’s rent. If the home is in St. Louis City, you must visit city hall 24-48 hours prior to move-in to obtain and pay for the permit. Please confirm business hours and fees in advance. Please note, we will arrange the inspection for all homes prior to coordinating your move-in date. 


Pet Fees

Up to 3 cats and dogs are welcome and pet rent is charged per pet: 

 

1 pet: $72/month

2 pets: $144/month

3 pets: $199/month 

 

These fees do not apply to Colorado residents; however, the limit of 3 dogs or cats does.  In addition, Colorado residents are required to pay a refundable $300 pet deposit and $35/month per pet. For additional information, visit our pets page.

 

Home-to-Home Transfer Fee

After receiving approval, a fee equal to one month’s rent is charged to residents who request and complete a mid-lease transfer to another Progress Residential home.

 

Home-to-Home Transfer Cancellation Fee

If a home-to-home transfer is cancelled by the resident after approval, a $250 cancellation fee applies. 

 

Short Term Lease Premium

A 10% premium over monthly rent will be charged for lease terms between 3 and 11 months. 

 

Month-to-Month Fee

If you do not renew your lease or notify us that you are terminating your lease, it will automatically become a month to month tenancy, and your rent will require a premium fee of 20% of the current market rental rate of the home.


Late fees 

Rent payments are due on the first of each month. Generally speaking, there is a grace period of 3 days, which may vary based on state law, before a $150 late fee is added to your account. In CO, NV, NC, TN, TX, and UT state rules require the late fee to be based on monthly rent: 

  • CO / NV / NC: 5% of monthly rent (capped at $150)
  • TN / UT: 10% of monthly rent (capped at $150)
  • TX: 12% of monthly rent (capped at $150)

 

The maximum late fee for homes that are prescreened for rental assistance program participants is $40.

 

Renter’s Insurance Exemption Fee

To protect you and the home, we require residents to have renter's insurance. If you do not provide proof of renter's insurance, you will be charged a monthly penalty of $14.95/month. This fee does not provide you with insurance coverage.

 

Trip Fee

A $75 trip fee is charged if a technician cannot access the home for a scheduled visit. A $105 fee is charged for all repairs that are resident responsible such as clearing plumbing clogs due to disposal of inappropriate items, light bulb and HVAC air filter replacement, etc.

 

Home Owners’ Association or Municipal Violation Fees

If Progress is notified of a violation of HOA Covenants, Conditions, and Restrictions (“CC&Rs”) or municipal regulations related to things such as parking, unlicensed or inoperable vehicles, trash (e.g. debris, illegal dumping), landscaping, abandoned property, etc, a $45 HOA admin fee will be charged in addition to any fines from the HOA or municipality. The fee covers administrative costs, including processing the violation and communications with the HOA or municipality. 

 

Early Termination Fee

Unless otherwise stated in your lease, if you decide to terminate your lease prior to the lease expiration date you will be assessed a one-time charge equal to 2 times your monthly rent.

 

Insufficient Notice  

Unless otherwise stated in your lease, you are required to give 60 days notice prior to lease expiration if you intend to end your lease.  If you provide less than 60 days notice, you'll be charged the pro-rated rental amount for each day of insufficient notice.

 

Legal/Eviction Fees

Legal expenses for lease violations can vary by jurisdiction and the stage of the legal or eviction process.  

 

Homes in Colorado: eviction-related legal fees typically range from approximately $132 to $800, depending on third-party costs such as court fees, attorney’s fees and administration costs. 

 

Holdover Fee

A holdover fee equal to one-half the monthly rent is charged to residents who remain in the home past the lease expiration date and are ineligible for renewal or a month-to-month agreement. This fee is charged in addition to the regular monthly rent. 

 

Move Out Fees

Upon move-out, residents may be charged for actual cleaning, repairs, or damages beyond normal wear and tear, based on the condition of the home pursuant to the terms of the lease. 


Credit and Debit Card Processing Fee

A 2.95% processing fee is charged on rent payments made with a credit card. Rent payments made with a debit card are charged the following processing fees:

 

  • $3.95 for payments less than $1,000
  • $4.95 for payments between $1,001 and $1,999
  • $9.95 for payments greater than $2,000
