The Progress Rental Process

Let’s walk through the rental process and make sure you know what to expect when renting a home with Progress Residential®.

Apply Online

You've searched our site and found your perfect rental home. The next step is to apply. Before applying, we recommend you take some time to review our Frequently Asked Questions and Before you Apply page where we detail our rental criteria and other helpful information about renting a home with us.

 

When you're ready, simply click the "Apply" button on the page of the house you're interested in applying for. Once you've submitted a complete application, you should receive a decision within 72 hours.

Get Qualified

Once your application is approved, you'll be able to review your lease details and next steps. A Home Finding Consultant may reach out to discuss items like pets, utilities, holding fees, security deposits, and your move-in date.

If you are a new resident who is an active duty member of the U.S. Military, you may be eligible for a discount on your move-in costs. Learn more here.

Sign Your Lease

Once approved, you’ll receive your lease agreement electronically. Be sure to read it thoroughly and understand all terms and fees before signing. Pay close to attention to the following:

 

  1. Your lease dates (make sure they’re accurate)
  2. Cancellation periods and requirements
  3. Resident responsibilities
  4. Rent due date and date when late payment penalties are incurred
  5. Your payment options and how to make payments each month (text-to-pay, auto-pay, cash, etc.)
  6. Home care standards (including what condition the home needs to be in prior to move out)

Move-in Orientation and Receiving Keys

You've signed your lease and you're ready to move into your new home. Now it’s time for your Move-in Orientation, a convenient and flexible way to give you all the information you need about your home and about leasing with us. One of our Field Operations Specialists will schedule a time to call you and walk you through our Move-In Orientation. On the call, the Field Operations Specialist will share with you how to pay your move-in funds, make rent payments, how to place maintenance requests, and they’ll cover basics about the home and home care. They’ll also discuss renter’s insurance, HOA, and other important items.

 

 

Once the Move-in Orientation is complete, the lease has been signed by all leaseholders, all move-in funds have been paid, and your identity has been verified, you’ll receive the code to the lockbox to retrieve your keys. As you go through our process, please watch for more information about all of this. Settle In

You've signed your lease and you're ready to move into your new home. One of our Resident Relations Specialists will schedule a time to call you and walk you through our Move-In Orientation. On the call, the Resident Relations Specialist will share with you how to make rent payments, how to place maintenance requests, and they’ll cover basics about the home and home care. They’ll also discuss renter’s insurance, HOA, and other important items.

You've received the keys and moved in. The boxes are unpacked and everything’s in its new place. There are just a couple more things to take care of. You'll receive additional information on all this from us as well.

 

Renter’s Insurance

 

Because we want you and your belongings to be protected, we ask our residents to carry renter’s personal property insurance with a minimum of $100,000 of liability insurance coverage. Progress Residential® must be listed as an “additional interest” and all residents must be included on the policy. Residents who choose not to carry renter's insurance will be charged a monthly exemption fee, but please note: the exemption fee does not provide any insurance coverage. Setup Utilities

 

To help get settled smoothly and avoid potential fees, electricity should be transferred into your name before moving in. Other utilities, such as water, sewer, trash and gas, will be combined into one monthly bill and added to your Progress ledger. You’ll be enrolled in this service automatically. A one-time utility setup fee and monthly utility service provider fee may apply.

 

In some cases, your local utility provider may require certain services to be placed in your name. If so, Progress will not include those utilities in your monthly bill.   

 

Homes in Nevada and North Carolina: Residents will be required to move all utilities into their name.  

Homes in Colorado: There is a one-time fee for utilities set-up that will be charged as part of your move-in. It may not be billed to Progress by our utility manager until after the lease term begins.

Get to know your HOA

Many Progress Residential® homes are located in communities that are part of Homeowners Associations (HOAs), and one of the best perks that comes from living in a master-planned community is the amenities! Spend some time reviewing the HOA Covenants, Conditions, and Restrictions (CCRs) so you understand the guidelines for your community.
